Some agencies promote a lower management percentage but add separate fees for inspections, renewals, statements, administration, maintenance coordination or other services. Owners should compare the likely total annual cost rather than only the headline percentage.

• Who communicates with the owner?

• How are arrears, renewals and inspections managed?

• Who leads the property management team?

• What reporting and review processes are provided?
